Booking Conditions

Bookings are subject to the following terms and conditions as agreed to at the time of booking.

A contract between you and us the owners will come into existence when we receive payment and accept your booking by issuing a confirmation of booking for the holiday dates shown in the rental agreement. The contract binds you and all the members of your party.  It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms and conditions of booking.  Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking.

Payment

A non-refundable deposit of 30% of the holiday price is payable at the time of booking. Bookings made less than six weeks before your arrival date must be accompanied by the full amount of the holiday price.

The balance of the holiday price must be paid so as to be paid into our bank account  later than six weeks before the arrival date (the due date). If the balance of the holiday price is not received into our bank account by the due date then your holiday will be treated as a cancellation by you and you will remain liable to pay the balance of the rent.  In these circumstances we will release your booking and make the dates available for other guests to book.

We only accept payment by BACS.

Cancellation by you

All cancellations must be immediately notified by telephone and then in writing. If you cancel your holiday more than 6 weeks before your arrival date then your deposit will be forfeit.  If you cancel less than 6 weeks prior to your arrival date then the full balance remains due and is not refundable.

COVID-19 Variation TO CANCELLATION BY YOU

If you are unable to travel due to government COVID-19 travel restrictions affecting your holiday period in the lead guest’s home area, we will waive our cancellation clause, and fully refund you the holiday price.  To qualify for this refund, the restrictions affecting your travel must be published on the HM Government Coronavirus pages at https://www.gov.uk/coronavirus , and you must advise us of the restrictions at the time of your cancellation.

Insurance

We strongly advise that you take out comprehensive travel insurance.  If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

Cancellation by us

For cancellations resulting from non payment of the holiday price either in part or in full by you, see Payment and Cancellation by You.

Your booking will not be cancelled by us the owner except in exceptional circumstances beyond our control.  Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday.  Our liability for cancellation will be limited to payments made to us.

COVID-19 Variation TO CANCELLATION BY US

If you are unable to travel due to government COVID-19 travel restrictions affecting your holiday period for travel in our area, we will waive our cancellation clause, and fully refund you with the holiday price.  To qualify for this variation to cancellation, the restrictions affecting travel must be published on the HM Government Coronavirus pages at https://www.gov.uk/coronavirus.  Our liability for cancellation will be limited to payments made to us.

Booking limitations

The number of persons using the accommodation at any time must not exceed four and only those people advised to us at the time of booking can occupy the property.  We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.

Bookings cannot be accepted from persons under eighteen years of age.  By making a booking you are confirming that you are over eighteen years of age.  If we have reason to believe that you are under eighteen, we may request evidence of your age in the form of either a valid passport or a UK driving licence.

We (the owner) reserve the right to refuse a booking without giving any reason.

We or our representative reserve the right to enter the property at any time to undertake essential maintenance, or for inspection purposes.

Arrival and departure

Tenancies normally commence at 16.00pm unless otherwise agreed and guests are required to vacate the property by no later than 10.00am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests.  Please turn back the sheets on any beds which you have used.  This helps to ensure that the environmental impact of laundering bedding is kept to a minimum.

Smoking or Vaping

Smoking or Vaping anywhere within the premises will result in immediate termination of occupancy and forfeiture of all payments.  This must be strictly adhered to and any damage or extra cleaning caused by smoking or vaping will be at the expense of you.

Pets

A maximum of two pets are allowed unless otherwise agreed in writing with us, the owners at the time of booking.  If you exceed the stated number/size of pet(s), we the Owners (or our representative) has the right to:

  • refuse to allow you and your Guests to enter or stay in the Property; or
  • ask you and your Guests to leave the Property before the end of the Holiday Period.

You will be liable for all damage caused by your and your Guests pets.  You should remove all traces (inside and outside) from the Property of pet occupation before you and your Guests vacate the Property at the end of the Holiday Period. The Owner may make an additional, reasonable charge for professional cleaning after your and your Guests occupancy due to any pets that have stayed at the Property. You must not allow pets on beds or on furniture within the Property and pets must not be left alone in the Property at any time. If you break the terms of this paragraph, the Owner may notify you that you have broken those terms and if you continue to do so may end the Rental Contract and require you and your Guests to leave the Property before the end of the Holiday Period.

Damage to property

In making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.

Please treat the facilities and accommodation with due care so that other guests may continue to enjoy them. In the event that you notice damage in your accommodation please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could replace them or advise us before you leave. The accommodation will be inspected at the end of the holiday and you may be charged for any loss or damage found.

The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

Security

Please ensure that you or your guests to lock the door and close the windows when you leave the property unoccupied.

The owners accept no responsibility for any losses incurred as a result of you or your guests failure to take reasonable steps ensure the security of the property is maintained whilst unoccupied.

Keys

Please note that in the event that any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

Sub-Letting and Re-letting

You must not under any circumstance re-let or sublet the property, even free of charge.

Technical equipment and availability

The internet connection is available (at no extra cost) subject to technical availability.

The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building or grounds.

All inventory must remain in the property and must not be taken to another property.

USE of the Electric Vehicle (EV) Charging facility

Our fees for the use of the EV charging facility are available on request, and are based upon the prevailing cost of electricity to us at the time of your arrival.

The EV Charge point will be activated, and made available for use, on payment of an initial-fee, which is payable in advance, or upon arrival, and which includes an initial allowance of up to 120kWh.

For usage in excess of your initial allowance of 120kWh, we will charge you for each whole kWh consumed in excess of the initial allowance.

For usage below of your initial allowance of 120kWh, we will refund you for each whole kWh below your initial allowance.

On your departure day, please disconnect the charger from your vehicle at least 60 minutes before you leave, to allow us sufficient time to provide you with an accurate statement of your usage.

Children

Children under 18 must be supervised by their parents/guardians at all times.

Unreasonable behaviour

We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.

Complaints

Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us/our representatives and we will endeavour to put matters right. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will not be considered by the proprietor.

General

We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.

This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with at least the same respect that they would with their own house.
